Step1: The Sale/Purchase

  • Get a written quote from the GoConveyancing website (or write / telephone us).
  • Complete the GoConveyancing relevant online Transaction Instruction Form and accept our Terms of Business ; alternatively instruct us by telephone or fax.
  • Pay us the required money on account so that we can get started.
  • A contract for sale is prepared in duplicate by the Seller's solicitor and issued to the Buyer's solicitor with evidence of the Seller's legal title.
  • The Seller completes a Sellers Property Information Form and Fixtures List so that the Purchaser has more information about the property being sold.
  • The Buyer organises a survey of the property either independently or in conjunction with a Lenders Valuation for mortgage purposes.

Step2: Contract/Exchange

  • The Buyer's solicitor undertakes the necessary pre-contract searches.
  • A mortgage offer is issued to the Buyer by the Lender (with copy to the Buyer's solicitor).
  • The Purchaser makes final arrangements concerning the insurance for the property and life insurance to cover the mortgage.
  • Both the Seller and the Buyer sign an identical form of contract in readiness for exchange contract's and the Buyer pays to his solicitor the required deposit.
  • The Seller's and Buyer's Solicitor exchange contracts to make the house deal binding; the completion date is set.
  • The Buyer's solicitor reports on the legal title to the Lender and applies for the mortgage advance for the completion date.
  • He also undertakes final pre-completion Searches.
  • The Transfer Deed for the legal title is prepared by the Buyer's solicitor and it is signed by first the Buyer and then by the Seller prior to the completion date.

Step3: The Completion

  • Legal completion takes place; Seller's solicitor receives balance purchase money from Buyer's solicitor who in return sends the title deeds and authorises release of the keys for the Buyer.
  • Stamp duty is paid to the Inland Revenue and the Buyer's are then registered as the legal owners of the property at the Government Land Registry.
  • The title deeds are later retained by the Lender.
