If you are buying or selling a home, we aim to make the process as smooth and stress free as possible with our 3 step process.
Step1: The Sale/Purchase
- Get a written quote either from the GoConveyancing website or by telephoning us on 01604 636868.
- Confirm that you are happy to proceed so that we can get started. You will need to pay us some money on account at this stage.
- The contract for sale is prepared by the Seller's solicitor and sent to the Buyer's solicitor with evidence of the Seller's right to sell.
- The Seller completes a Sellers Property Information Form and Fixtures and Contents List so that the Purchaser has plenty of information about the property being sold.
- The Buyer organises a survey of the property either independently or in conjunction with the mortgage lender.
Step2: Contract/Exchange
- The Buyer's solicitor carries out the necessary pre-contract searches to make sure that the property is problem free.
- A mortgage offer is issued to the Buyer by the Lender
- The Buyer makes final arrangements concerning the insurance for the property and life insurance to cover the mortgage.
- Both the Seller and the Buyer sign an identical form of contract in readiness for exchange of contracts and the Buyer pays to his solicitor the required deposit.
- The respective Solicitors exchange contracts to make the sale binding; the completion date is set.
- The Buyer's solicitor applies for the mortgage advance for the completion date as well as carrying out pre-completion searches.
- The Transfer Deed for the legal title is prepared by the Buyer's solicitor and it is signed by first the Buyer and then by the Seller prior to the completion date.
Step3: The Completion
- Legal completion takes place - the Seller's solicitor receives the balance of the purchase monies from the Buyer's solicitor who in return sends evidence or registration and authorises release of the keys for the Buyer.
- Stamp duty is paid and the Buyer is then registered as the legal owners of the property at the Land Registry.
- The title deeds are then forwarded to the Buyer's mortgage lender for safekeeping.
